Clearing/ Site Work
- Any areas disturbed by construction will be graded and seeded.
- The builder does not warrant the trees left on the site.
- All grading, berms, swales etc will be installed at the builders' sole discretion
Foundation / Basement
- Foundation walls are concrete block or poured concrete and basement floors are 4" on gravel base.
- Interior perimeter drain with sump crock (no pump).
- Exterior foundation walls to be coated with a waterproofing membrane and a 10 year transferable warranty.
- Basement windows are located per plan and are Vinyl.
- Support system is Engineered Joists.
- Exterior framing per code.
Framing
- All framing and roof structures are done on site.
- All interior walls are 16" on center.
- Sub floor is 'Advantec' type sheathing over engineered floor joist systems glued and screwed.
- Panel access to attic located by builder.
- 'Shaft' walls installed per fire code.
- Metal stud framing at exterior walls or 2x6 wood framing.
- Basements are finished 'Bonus Room' per code.
- Fourth floor standard plan - stair assess to rooftop deck and finished Loft
- Fourth Floor option 1 - finished loft and full bath
- Fourth Floor option 2 - Master suite option per builders plan.
- Any fourth floor changes must be reviewed and approved by construction prior to making any changes/ additions.
Windows / Doors
- All windows are double hung LOW-E with integrated mullions and screens.
- Window size and location per plan. Transom, accent and feature windows per plan.
- Front door is insulated fiberglass, painted.
- Exterior finish colors per builder and historical guidelines.
- Garage car door is insulated metal with no windows.
- Interior doors are wood-grain; colonial style six panels painted with brass finish hardware.
Exterior / Roofing
- 25 year or better fiberglass / dimensional fiberglass roof shingles.
- Exterior wall sheathing per code.
- Typar house wrap.
- Continuous ridge venting.
- Roof system trim is wrapped or capped in aluminum or vinyl.
- 4" brick veneers exterior color per approved plans.
- 4" cast stone veneer courses at water table, sills, lintels and story bands.
- 3 coat masonry stucco in select exterior locations.
- Gutters and downspouts are white to match fascia trim.

- Split System Central Heat/Air 90% high efficiency unit is Natural Gas, Hot Air Heat with exterior A/C condensing units. 13 seer.
- Hot water heater is Natural Gas Fired '50' gallon.
- All HVAC equipment to be located by builder.
Insulation
- Insulation to meet applicable building codes.
- R-30 Ceiling Insulation
- R-19 Kraft Faced insulation on exterior walls
- R-13 Party Walls Sound Attenuation Batts
- Batt insulation in Ribbon Joists. Sill sealer on plate.
- Vaults and/or finished areas above un-finished areas to be 9" batt insulation.
- Home is foamed and sealed prior to drywall.

- Cherry stained maple square cabinets with flat veneer center panel.
- Kitchen wall cabinets are 42" tall.
- Granite countertop (standard Luna pearl only) in work areas and islands in kitchen.
- Hall and Master Bath are cherry stained square cabinets with flat veneer center panel.
- Hall and Master bath are cultured marble countertops in limited colors.
- Powder rooms has pedestal sink. No base cabinet.
Landscaping/ Driveway
- Concrete driveway at street opening to width of garage door.
- Lawn areas as common open space will be mulched and seeded.
- Street trees per plan.

- All homes are covered by a '2-10 Homeowners Warranty'.
- Natural Gas service supplies this community.
- Rear patio in the Harrison model is a 3x5 concrete pad with 4' wide by 6' high vinyl privacy fence between units.
- Condenser units in rear of Harrison unit will be enclosed by 4' high vinyl white fence.
- This community and all units are a part of the 'Independence Court at Queens Village Homeowner's Association' with Rules and Regulations, Covenants, Easements and Restrictions and a monthly homeowner fee (to be assessed).
