Clearing/ Site Work
Any areas disturbed by construction will be graded and seeded.
The builder does not warrant the trees left on the site.
All grading, beams, swales etc will be installed at the builders' sole discretion.
Foundation
Foundation walls are poured concrete w/ spray on rubberized water proofing.
Footers are poured concrete.
Vapor barrier and crushed stone in crawl space drain areas.
Interior perimeter drain to sump crock. Sump pump is an available OPTION.
Poured concrete crawl space floor.
Crawlspace is 'conditioned' space with HVAC supply and return.
Access to crawlspace per code. Metal access door under main staircase. No ladder or steps.
Support system is steel beams, columns and engineered floor joist system per plan.
Exterior exposed portions of foundation walls to be painted to match siding.
Below decks and porches are enclosed with PVC lattice.
Framing
Attic access panel located Builder.
All framing done on site.

All interior walls are 16" on center.
Sub floor is 'Advantec' type (or equal) sheathing over engineered floor joist systems glued and nailed.
Windows / Doors
Windows are Silverline single hung with mullions and screens.
Front Elevation Transoms and Circle tops Standard.
Side and Rear elevation transom and circle tops are OPTIONAL.
Front door is insulated fiberglass, raised panel and painted.
Exterior doors are insulated metal.
Garage car doors are non- insulated metal.
Sliding doors are 6' vinyl with screen.
Interior doors and closet doors are colonial style six panels painted.
Brass hardware, (Dexter or equal).
Tyvek (or equal) window wrap on all windows and sliding doors.

30-year Dimensional asphalt roof shingles on OSB roof sheathing.

Central Heat/Air unit is 13 Seer Electric Heat Pump High Efficiency, Hot Air Heat with two exterior A/C condensing units. Split System on all models- first floor, second floor.
Hot water is Electric '50' gallon capacity.

Insulation
Insulation to meet applicable building codes.
Exterior walls are R-13 batts.
Ceiling (attic) insulation to be Blown-In to R-30.
Foundation walls are insulated with rigid board in locations required by code.
Copper flashing under sill plate.
Vaults and/or finished areas above un-finished areas to be 9" batt insulation.
Home is foamed and sealed and fire caulked prior to drywall.
All homes are Energy Star compliant.

Windows are trimmed.
Oversize baseboard on first floor only.

Dining room has single piece chair rail.

Floor coverings in standard locations pre-determined by builder, per model.
Foyer and powder room (if applicable) is ¾" Pre-finished hardwood.
Kitchen and hallway are ¾" Pre-finished hardwood.
Flooring locations are model specific and vary from model to model.
Laundry room is Vinyl.
All other living areas to be carpet with pad.
Master has 13"x13" ceramic tile floor.
Master bath soaking tub deck, face, backsplash, and shower wall is 6"x6" tile.
Shower base is 2x2" mosaic tile.
Hall bath has vinyl.
Cabinetry
All cabinets (kitchen, hall and master bath) are 'Marketplace' (or equal) birch cabinets in a choice of 2 stains. Traditional overlay, square raised panel doors with crown molding and standard construction drawer boxes. Standard countertop height.
Kitchen Wall Cabinets are 42" High.
Cabinet door and drawer hardware are chrome (knobs).
Dune Sand EOS countertop w/ white integrated bowl, w/ 4" backsplash.

Areas disturbed by builder will be raked and seeded (weather permitting) prior to settlement.

The builder reserves the right to delay raking and seeding if the season warrants; but no more than a year.
Standard landscape package consists of approximately one dozen plants; flowering, evergreen or perennial.
The type, size and location of all plantings are at the builders' sole discretion and will vary from house to house and month to month.
Mulch beds with liners will be created in the front of the house.
Concrete walkway will be provided from driveway to front porch entrance.
Miscellaneous
A uniform community mailbox and matching 4x4" PVC post is to be located near street according to postal regulations.
A public water and on-site community sewer utilities service this community.
Side and Rear Exterior decks (where shown on plans) are framed with salt treated wood (on concrete footers).

A homeowner's association according to applicable State and Federal laws binds this community. Common areas and amenities as described in the 'The Retreat at Love Creek' homeowners documents are provided for the benefit of residents.
