PARKESBURG KNOLL STANDARD FEATURES

Clearing / Site work
Any areas disturbed by construction will be graded and seeded.
The builder does not warrant the trees left on the site.
All grading, berms, swales etc will be installed at the builders' sole discretion.

Foundation / Basement
Foundation walls are 8" poured concrete and basement floors are 4" on gravel base.
Under slab perimeter drain/vent is connected to sump crock (no pump).
Exterior foundation walls to be coated with a waterproofing membrane with a 10 year transferable warranty.
Basement windows are Vinyl and located by builder.
Support system is steel beams and columns.

Framing
All framing and roof structures are done on site.
Exterior walls per code.
All interior walls are 16" on center.
Center walls are 2x6 or double-framed 2x4's.
Sub floor is ¾" T&G sheathing over engineered floor joist systems glued and nailed.
9' first floor ceilings.
Panel access to attic.

Windows / Doors
Windows are 'Silver Line 2900' series vinyl single hung LOW-E with mullions and screens.
Front door is insulated fiberglass, painted, with integrated sidelight window (PER PLAN).
Brass front door hardware with brass kickplate.
Exterior doors are insulated metal.
Garage car doors are non- insulated metal.
Sliding doors are 6' vinyl with screen.
Interior doors are colonial style six panels painted with DEXTER brass finish hardware.

Exterior / Roofing
30-year 'Elk'-Weathered Wood asphalt roof shingles on OSB roof sheathing.
OSB exterior wall sheathing and 'Typar' house wrap.
Continuous ridge venting. Roof system trim is wrapped or capped in (white) aluminum or vinyl. 'Wolverine' brand- American Legend colonial Dutch Lap style vinyl siding on all sides.
Front door painted to match pre-colored vinyl shutters.
Gutters and downspouts to match roof trim (white).

HVAC / Mechanicals
Central Heat/Air unit is 'American Standard' 90+ efficient furnace, Hot Air Heat with exterior 13 SEER A/C condensing unit.
Parkesburg Knoll is Natural Gas
Hot water is 50 gallon Gas heater.

Insulation
Insulation to meet applicable building codes.
Exterior walls are R-13 dense batts.
Ceiling (attic) insulation to be Blown-In to R-30.
Batt insulation in Ribbon Joists. Sill sealer on plate. Vaults and/or finished areas above un-finished areas to be 9" batt insulation.
Home is foamed and sealed prior to drywall.
Energy Star Compliant

Plumbing
'CPVC' interior water supply lines.
Washing machine water supply and drain unit.
2 frost free hose bibs, builder to determine location.
'Moen' faucets in bathrooms.
Pedestal Sink in powder room.
'Gerber' Low consumption 1.6 gallon per flush per code toilets.
Tub and Showers are fiberglass inserts.
Soaking tub in master bath.
Double bowl stainless steel sink in kitchen with 'Moen" single lever faucet.
All bath accessories are chrome finish

Electrical
Wiring to meet applicable building codes. 200 Amp electrical service on circuit breaker panel. Smoke detectors hard wired with battery back-up and GFI's per code.
Front and rear weatherproof exterior outlets located by Builder.
3 Phone and Cable outlets are standard.
Bedrooms have switched wall plug. Doorbell with chime.
Garage is pre-wired for door opener and sensors.
Standard light fixture package in standard locations includes hanging fixtures in Foyer, Breakfast Area and Dining room.

Fireplace
Fireplace is a Pre-fabricated insert type, wood burning fireplace with metal flue and with interior screen.
Chimney is framed and sided. Interior is black slate floor hearth with black slate surround and colonial style painted mantle.

Appliances
'General Electric' appliances in a choice of black, white or bisque.
Range is self-cleaning electric, GE model #JBP35
Dishwasher, GE model #GSD2200
Microwave is mounted above the range with re-circulating vent, GE model #JVM1631

Interior Finishing
½" Drywall is glued and screwed.
Bathroom drywall per code.
Interior walls are painted Latex flat white and trim is Semi-gloss white.
Garage walls are drywalled per code and unpainted.
Windows are trimmed.
Oversize Baseboard (5-1/4") and Casings (3-1/4") on first floor only.
Second Floor Baseboard (3-1/4") and Casings (2-1/4")
Basement stair well walls are finished, drywall and painted.
Beveled Oval mirror above pedestal sink and mirrors above vanities.
Vinyl coated shelving in all closets and pantries.
Main staircase is boxed and carpeted - treads and risers, painted trim and spindles, handrail/posts are oak and stained to match foyer hardwood.

Flooring
Floor coverings in standard locations pre-determined by builder.
Foyer is ¾" pre-finished hardwood.
Powder Room, Kitchen, Laundry, Master and Hall Baths are Vinyl.
All other living areas to be carpet with pad.

Cabinetry
Base cabinets (kitchen, hall and master bath) are Oak wood flat panel cabinets in a choice of finishes.
Wall cabinets in kitchen are 42" tall.
Laminate countertop (in numerous colors) squared edges in kitchen with 4" backsplash.
Hall and Master bath are cultured marble countertops in limited colors.

Driveway
Paved asphalt driveway 10' wide at street opening to width of garage doors.

Landscaping
Areas disturbed by builder will be raked and seeded (weather permitting) prior to settlement. The builder reserves the right to delay raking and seeding if the season warrants but no more than a year.
Standard landscape package consists of approximately one dozen shrubs and /or flowering plants.
The type, size and location of all plantings are at the builders' sole discretion and will vary from house to house and month to month.
Mulch beds will be created in the front of the house.
Flagstone walk will be provided from driveway to front door.

Miscellaneous
A mailbox on a 4"x4" wood post is to be located near driveway and street.
10'x10' Pressure Treated decks and handrail (no steps).
All homes are covered by a '2-10 Homeowners Warranty'.
This community is serviced by public water and public sewer systems, natural gas.
Electricity, phone and cable supplies are underground.

As per the agreement of sale the builder reserves the right to make substitutions to similar materials at his sole discretion.

Any changes or additions to a home must be reviewed, priced and accepted in writing by both buyer and seller prior to the start of construction.

Buyers acknowledge receipt of these specifications.
